Property Description
This lovely little independent top floor apartment is situated just 200 meters walking distance from the Touristic Port of Palau on a quiet side of town between Via Capo d’Orso and the Port. The apartment is located in a small complex on the hillside and is completely independent. Parking is available on the street adjacent the entrance or in front of the building where one can also find a big supermarket and a very good café with wifi service, the cafè has a patio with view on the seaside where one can seat and enjoy the fresh air with a good coffee, and kid can play with table football. Two flights of stairs lead up to the private gated balcony and a large 50mq. panoramic terrace with breathtaking views of Palau and the entire Archipelago of the Maddelena and Caprera. In addition to pleasant sea views the flat is situated on the highest vista point with lower rising buildings in front on the apartment. Approximately 55mq. the apartment is divided as follows: -Entrance directly into little living room with T.V Stereo, sofa bed(sleeps 2), built in closets and a large double sliding glass door with views of the Sea. -Kitchen: Small kitchen but separate from the living room and completely renovated with custom marble counter top, 3 gas burners and one electric, washing machine, large size fridge and complete with dish’s and plates. -Bedrooms: Master Bedroom and on suite bath. Master bedroom has a double bed, large sliding glass door opening onto balcony and with amply panoramic sea views. Only the Master Bedroom has an AC unit, the other rooms don't, however this unit can cool most of the living room space. A little on suite bath with w\c and wash basin has been completely renovated. -Guest Bedroom: Small bedroom with bunkbed . Window with view of Sea. -Master Bath: Renovated bathroom with shower and window.
The flat has custom cotto flooring, lots of built in closets and newly renovated kitchen and baths. All windows have been replaced new and are double glazed for silence and ample views. The bedrooms have shutters to insure darkness during sleeping hours and mosquito nets. The apartment is located under the building’s roof and thus has no boarding apartments above or on any side, ensuring privacy and silence. The large private terrace is located directly off the living room and is equipped with a sink, a large built in BBQ and table and chairs for 6 as well as a hakim for relaxing hours reading or sleeping with views while taking in the magnificent views. The Terrace is partially covered which affords one the delight of eating breakfast or dinner in the attractive shade during hot summer days, and offers a good shelter from rain and wind.
The entire center of Palau is walking distance from the apartment so no need to take the car to get to restaurants, cafe’s or supermarkets. Palau is a charming little port town of circa 800 people with many sandy beach’s including a lovely sandy beach with a thick pine forest leading up to the water which is just 5 minutes’ walk away. In addition ferry boats leave every 15 minutes to La Maddalena form which one can also explore this beautiful island’s beach’s, as well as reach Caprera with its Caribbean waters. Boat rental and tours of the island can be booked in the port just 200 meters away.
The village has a huge playground for kids, in a pedestrian area. In the harbor area, you can find an open market every Friday morning, with lots of fruits, fish, vegetables, and also clothes and supplies for the house. While every evening in the same area, from June until September you can find an artisanal open market, with lots of hand made products from jewelry to leather and cork goods. During the month of August, free music shows for young people and fish barbecues are held in the main square. Very close to the apartment there’s an open cinema, where every night there’s a different movie.
In Caprera there’s also a very famous sail school, that offers weekly lessons for both young and adults. Here you can rent also boats and inflatable boats, or you either reserve boat tours of the islands. A few minutes drive from here, there’s the "Isola dei Gaggiani" a panhandle that stretches out into the sea, this area is very famous for wind surfing, kite surfing and stand up paddling. Diving lessons are also available in the "Sciumara" beach, a few minutes walking distance from the apartment.
Along the street to Santa Teresa, only 30 minutes walking distance from the apartment, 5 minutes by car, there’s the Raphal harbor complex, a little square on the sea side, surrounded by granite stones, here you can enjoy a wonderful happy hour. Between Palau and Santa Teresa you can find a lot of different beaches, with free access. Capo Testa is a very interesting place to see, is on the extreme north west side of the island, here you can find a lot of granite stones to climb, ideal also for kids, and during northwest windy days, you can enjoy the spectacular show of waves breaking upon the cliffs.
On the opposite site, towards Porto Cervo, 40 minutes driving distance and 10 minutes by boat from Palau harbor, there’s the famous Bear Stone, a huge granite stone with the shape of a bear, by following the pedestrian path you will reach a big granite stone from where you can enjoy the 360° panoramic view of the islands.

There are containers for disposing of differentiated garbage on all beaches; if you have to leave a day before the day planned for collecting a single type of garbage, take it with you and throw it there.
The waste that you cannot throw away according to the calendar and that you have not thrown into the containers on the beach can be taken to the ecological island near the soccer field adjacent to the playground in the village (it can be opened by swiping the health card or by reading the optical reader the barcode behind the card).
Otherwise, leave the waste separated by type in individual bags to hang on the hooks in the street the day you leave.
IMPORTANT:

• Empty the refrigerator of any unused food residues;
